One thing I am lacking... the DOLLY/Wagon to go to the nearby water sources. I keep forgetting. But you don't want to be carrying near 40lbs in each arm. (5 gallons).

Good list. There are more, especially for those living in/near populated areas. Imagine a complete power failure. Cell towers stop working as well as water and sewage pumps. So add:

10) Alternate communication method with family and friends
11) Potable water source
12) Do you know how to cap off the main drain before the toilet backs up when the town pumps fail? Especially basement?
13) How to address sanitary needs with no indoor toilet?

Tools, can be made. Raw materials are hard to convert to useful things. But knowing how to do some piping, strip a tree to make wood. Make a kiln, to fire bricks.

If you get a big enough community, you could get some specialization. But food is the difficult part. We are so far removed from feeding ourselves.

A lot of people are going to find the skills that got them through life so far arent very useful in the SHTF world. I am an electrical/mechanical engineer all these years, but who is going to want those skills when they cant feed their families or get health care they can pay for.

You are right about the skills. We are SO dependent on other people to live at the level we are at in this civilization. We have seen supply chain anomalies and what happens. What we haven't seen so far is the severe breakdown in trade between people when the medium of exchange is unpredictable. Most of the skills that people have today are based on technology that will quickly disappear when SHTF. The skills that will be needed in the future will be plumbing, electrical, mechanical, farming, and such. What happens as the populace ages and cant physically accomplish these things?

1) Property (real estate). But even having a clear title can't stop these criminals.
[And property taxes will sky-rocket]. So I prefer more Rural Land.
But that is a "hedge" unless it brings in income, or can in the future (harvesting trees, refuge)
2) Guns, Ammo (The 2nd Amendment Precious Metals)
3) Gold and Silver (Physical)
4) Crypto (again, as a hedge). Stick with BTC and ETH for me. In your own wallets.
5) Knowledge in the form of PDF, Books, etc. (Can you MAKE paint/glue? Carbon? Bleach?)
6) Tools, Machines. (Something as simple as a hole punch for leather goods)
7) Some level of Solar to power at least the machines and recharge batteries
8) Friends, Community
9) A Healthy Mind and Clean/Healthy Body!

Those are the Assets.

Cash/bank deposit has the considerable disadvantage of being reduced by severe inflation
that is likely to result from the impending end of the petro-dollar, imo.

It seems to me that a foundational question is: Why does the federal government even have the discretion to spend money on something like this that is outside of it's lane? On the other hand, it spends taxpayer money on other museums, so why not this one? Isn't it true that once a principle is broken anything goes. Don't principles have to be laid out with firm, unassailable boundaries? Beyond that point there's no room for pressure group tactics, bribery, payoffs and so on. Too "pie in the sky"? Without principles to adhere to aren't we all fried, broiled, baked, and done?
